Christensen & Jensen’s Real Estate, Land Use, and Natural Resources  Practice Group offers a broad array of services. Attorneys in this Group are experienced in boundaries, quiet title, surveying, easement, water rights, construction, homeowners associations (HOA), and covenants (CC&R). We have also litigated numerous disputes involving government approvals, such as zoning amendments, conditional use permits (CUP), building permits, subdivisions, phase approvals, signs, variances, and annexations, as well as road vacations, property condemnations (including inverse condemnations and takings), and ordinance challenges.

The Real Estate, Land Use, and Natural Resources Practice Group is knowledgeable and experienced in successfully directing major commercial and residential development projects though the approval process, from the earliest phases of due diligence and property purchases, through master plan and subdivision approvals, and beyond. Our attorneys have appeared before planning commissions, boards of adjustment and other administrative appeal boards, as well as government councils and commissions in support of our clients’ projects. Our firm works with local government officials, appraisers, building officials and inspectors, agents, buyers, and sellers to achieve a cooperative working relationship that supports our clients’ development plans.Our firm represents numerous water entities, including conservancy districts, canal / irrigation companies, and governmental entities.

We have successfully represented private parties, and local, regional and national developers in a wide variety of matters including investigation prior to site acquisition, purchase and sale documentation, development agreements, annexation and master plan agreements, oversight of compliance with regulations and acquisitions of water rights, and development permits. Examples include:

•Acquisition and development of regional shopping center projects.
•Acquisition of numerous apartment complexes for syndication firm.
•Obtaining shoreline development permit for development and  successfully defending ensuing litigation.
•Coordinating preparation of environmental impact statements for regional shopping centers and large scale developments.
•Securing land use entitlements for multi-phase, high-end residential projects.

•Litigating cases involving water rights, water delivery systems, water shareholder disputes, and tort liabilities of water entities.  

The firm also acts as counsel to towns, cities and counties and has successfully defended many cases where it was alleged that such entities violated the aggrieved party's statutory or constitutional rights. Members of the Real Estate, Land Use, and Natural Resources Practice Group regularly train other lawyers, government employees, developers and administrators on new aspects of these practice areas.
